This versatile industrial unit offers a total of 35,000 sqft in Phase 1, with the potential to expand by an additional 15,000 sqft in Phase 2. Featuring light warehousing, storage, and distribution space, the warehouse includes 6 electrical roller doors, a 12m eave height, and a canopy over the loading doors. Rooflights provide 15% natural light and the internal perimeter is secured with an 8ft block wall.
The 7,500 sqft office space is smart yet functional, seamlessly integrated with the main warehouse. It includes a 25-seater boardroom, 5 individual office pods, a reception area, open-plan offices with breakout space and canteen, as well as toilet and shower facilities.
The secure rear yard is equipped with an electric gate, artic turning area, and parking for 50 vans/cars, with provisions for EV charging.
Loveluck Architecture provided the technical design for C3A from RIBA stage 3 onwards, producing all the drawings and information required for construction.
In line with Loveluck Architecture's standard practice, all drawings and construction information were developed using BIM technology.
This approach allowed us to create fully coordinated drawings, significantly reducing potential site issues.
